Welcome to Badin Shores Resort! All new property owners are required to attend a New Owner Orientation before receiving gate access or using resort amenities. Please review and prepare the following:
Orientation Checklist
1. Attend New Owner Orientation

Orientation is mandatory for all new deeded property owners.

You will receive the New Owner Handbook, which outlines community rules, amenities, and responsibilities.
2. Bring Required Documentation

A copy of your recorded deed showing ownership
-
Completed New Homeowner Information Form (available at the office or filled out during orientation)

Current vehicle registration for each vehicle you want to register

Must list the name of a deeded property owner
-
Vehicle must be physically present in the BSR parking lot at time of barcode issuance

3. Barcode Access

Each lot is eligible for two free barcodes

Additional barcodes may be purchased for a fee
-
No barcode will be issued without completing orientation and submitting all required documents
Golf Cart & UTV Requirements
Annual Registration & Inspection

All golf carts and UTVs must be registered with the BSR office
-
An annual inspection is required by May 31st of each year
Proof of Insurance
-
Must provide current proof of liability insurance for each golf cart/UTV
Lot Number Display

A 3-inch lot number must be visibly displayed on both sides of each golf cart or UTV
Barcode Stickers

Homeowners with current inspection and registration can request up to two gate access barcodes ($10 each)

Barcodes must be permanently placed on the driver’s side window

If there is no suitable location to affix the barcode, the vehicle may not be eligible
Driver Requirements

Operators must have a valid driver’s license
Safety & Operation Rules

Operate only on designated roads

Drive safely and follow all posted traffic regulations

All passengers must be seated while the vehicle is in motion

All new owners are expected to thoroughly review the BSR Rules and Regulations, particularly building and construction guidelines
